A steep-pitched roofline set by the Belleview Hotel
Railroad developer Henry B. Plant opened the Belleview Hotel on January 15, 1897, built with Southern loblolly pine throughout on 290 acres — one of the largest wooden structures of its era, with the steeply pitched roofline typical of the period. Town planner John Nolen laid out Belleair's street grid after its 1925 incorporation, and much of the roofing stock nearby dates to construction that followed his plan, carrying that same steep-pitch tradition forward.
Wind rating matters more than roof age here
Belleair sits close enough to the Gulf that current Florida Building Code wind-uplift requirements apply to any reroof, regardless of how the original pitch or material was chosen a century ago. A roof permitted before modern wind-rating standards existed shouldn't be assumed compliant today, particularly on a steep pitch built for looks rather than hurricane-force gusts.
